What the owner loves:

We are situated between Ealing Broadway, South Ealing, and Ealing Common stations with several tube lines including the Elizabeth line, and multiple useful bus routes. We are also walking distance to several parks including Walpole, Lammas, Gunnersbury - we're always in the parks for walks, the organised parkrun on Saturdays, cafes and the Ealing summer festivals. The M4 is also close by, for easy road access in and out of London. We love the abundance of local independent shops and restaurants.

As a share of freehold, we've enjoyed living in a building where 5 out of 6 flats are owner-occupied, and we get on well with all of them. Many of the owners have been living in the building for extended periods of time, up to 20 years.

We have access to our own allocated parking space, which has been essential for us, as well as the possibility of getting an on-street permit. Access to a large shared garden is also great in this weather. The flat immediately caught our eye when we saw it the first time due to the period features (fireplaces, original flooring, exposed brick kitchen). The generous size of the living space, full double bedrooms and high ceilings also help to create a sense of space. The storage is also exceptional for a two-bed flat with an airing cupboard, under-stairs storage and a loft space. Both bedrooms also face back towards the garden, which isn't overlooked from the back, creating a nice sense of privacy.

The area is considered "Olde Ealing" which is quiet and residential. This road and those nearby are pretty, with largely period family homes all along the street. There are several independent coffee shops and restaurants close by, one of which doubles as a wine bar that does regular events. We are also walking distance from many of the nicest pubs in Ealing, with one at each end of the road and many more only a few doors down - pub quiz fans are well served. Still within walking distance, you have supermarkets, cinemas and almost anything you could possibly need without needing to drive. We have lots of green space in the form of parks, tennis courts, football pitches and two different stately homes. As mentioned before, the wider amenities in Ealing in terms of transport and events are a huge draw.

Why we’d buy it

There are two-bedroom flats, and then there are two-bedroom flats that actually feel like somewhere you could happily stay for years. At approximately 804 sq ft, this is firmly in the latter camp.

Both bedrooms are genuine doubles, the living space has lovely proportions and high ceilings, and there is the sort of storage that normally disappears from the specification somewhere around the words ‘period conversion’. Add the original features, exposed brickwork, communal garden and allocated parking, and there is plenty here that newer flats simply struggle to replicate.

Then there is the location. Warwick Road puts you in one of those particularly handy pockets of Olde Ealing where Ealing Broadway, South Ealing and Ealing Common are all within reach, yet the immediate surroundings retain that handsome, leafy, residential feel. Parks, pubs, independents and the Elizabeth line are all part of everyday life rather than a weekend expedition.

It is a first-floor flat rather than a house, of course, but with a share of freehold, a 986-year underlying lease, a predominantly owner-occupied building and an unusually generous amount of space, it ticks an awful lot of the boxes that make flat living work properly.
