I'm old school.....remember back in the day when customer service was number one, when you rang your Estate Agent and you were greeted with a nice, friendly voice who always called you back.
When you viewed a home, you were allowed to look around in your own time, rather than a STOPWATCH and TIMER being set the moment you arrive!
When you popped in to see them you were greeted respectfully and offered a cup of tea, and not just rushed out as if you were a problem!
It was a time when you were given feedback, because you wanted you to know why your home wasn't sold yet, rather than having to chase your agent all the time to find the answer!
They were 'Good Times', and guess what, Berry and George are still back in those days, but we’ve also ‘moved forward’ with the technology required to take us into the 21st Century.
That’s why I set Berry and George up, to make selling and buying your home easier, plain and simple. We are ‘unlike most agents’, we’re available 7 days a week, and that includes out of hours, as you know, that’s when people actually need us! Read our glowing Google Reviews, left by real people, like you, that back up everything I’m saying!
Same for your mortgage, I’d speak to Beth at Love Mortgages, she's Award Winning, voted Mortgage Broker of the Year three years running - and yes, the advice is free. Just Google 'LoveMortgages Mold' and check out the reviews for yourself..
OK, enough about Berry and George, let's talk you through this fabulous home....
In days gone by, Gwernymynydd was a completely different entity to Mold, but now, as urban sprawl encroaches further, it has become virtually a suburb but one that retains its own identity and atmosphere.
Happily, it does this while being able to take maximum advantage of the close proximity to all the facilities that a village cannot provide, while simultaneously offering a taste of true countryside, of the type that makes tourist board photographers come over all gooey.
Situated on the hill to the west of Mold approaching Loggerheads, it sits right on the edge of an Area of Outstanding Natural Beauty. Now, if that sounds good, wait till you see the house…
One of a small group of similar houses and set back from the main road that runs through the village, thus shielded from any noise, we find this lovely detached family home.
A well trimmed eye level hedge separates the front garden from the pavement, offering a good degree of privacy, before a drive runs up to the attached garage.
There is a large brick porch that stands proud of the front elevation and the generous lobby that it contains. This provides ample space for all the coat and boot racks that you could possibly wish for, and more importantly, room to divest yourself of them on a wet day in comfort.
A further semi glazed inner door allows us into the home itself, where the staircase rises in front of us, but it is the rest of the room that provides the home’s first surprise.
The complete removal of what was once the side wall of the hallway, has resulted in a cavernous space incorporating not only the hall, but also the already spacious lounge and its adjoining dining room, reached via a large arch to the rear. However, far from feeling too big, the massive amount of natural light from both the forward facing picture window and the large patio doors to the rear. Couple this with the clean and modern appearance of the light coloured wood effect flooring, it conspires to make it seem almost ‘cosy’.
Moving into the dining area, the feeling of space continues and its ability to house the sort of suite suitable for lavish dinner parties, shows this is not an illusion. This coupled with the patio doors, gives the option of almost al fresco eating, when the weather permits, and is an added bonus.
A door to the side of the dining room opens into the kitchen which, being far longer than it is wide, could tempt you to think of it as a galley kitchen, but it is so much more than that.
Here there is none of the associated cramped working conditions that blight the usual galleys, as there is more than enough room in here for several people to move around without falling over one another.
Sturdy fitted units line either of the side walls and the length of the room means that storage and work surfaces abound. If it has a fault, it is that while in immaculate condition, it is far from new, though as the kitchen is frequently at the top of the ‘to do’ list of so many incoming buyers. This is probably of little consequence, and unless you want to be precious about it, there are many years of life left in this, without alteration.
Stepping out through the back door into the garden, there is a paved path running the width of the home, before connecting with the front garden. This gives an easy passage for the removal of the ever necessary, but often inconvenient, wheelie bins.
The remainder of the garden is a delightful mixture of gravel pathways and shale covered areas, dotted with large pots giving colour while remaining as maintenance free as possible. There is a wooden store shed and a covered gazebo, from where the tired gardener can survey the fruits of his labour as he relaxes in the sun. Against the back fence is the bunded oil storage tank that feeds the central heating boiler.
Returning indoors and up the stairs, we come to a generously sized landing, kept nice and bright thanks to the large window at the head of the staircase.
The first room we’ll enter is the family bathroom, or to be pedantic, the wet room. Until recently, this has been the home of an elderly man, and this was fitted for his convenience. While some may regret the lack of a bath, who can deny the freedom found on Mediterranean holidays of just stepping into a shower without fighting a wet curtain? Well now you can relive that without flying thousands of miles and queuing for hours at passport control…
Beside the bathroom (wet room) and also overlooking the rear garden, is the first of the bedrooms.
This is an excellently proportioned double room with the benefit of two deep fitted cupboards, presumably the original site of the hot water tank and its associated pipework. There’s a further complete wall of fitted wardrobes, meaning an end to any clothes storage worries you may have.
Moving to the front of the home and we come to the usual Achilles heel of so many three bedroom homes; the third bedroom. This is most definitely a single room, but then for one person, could they need anything more? At the same time, should you work from home and need an office… there you are, it‘s perfect.
And finally, we come to the principal bedroom, which as you would expect, is slightly larger than its rear facing counterpart. It’s this which makes up for its lack of fitted furniture, by providing more than enough space for free standing versions. The room is well illuminated thanks to the large picture window which also gives a pleasing view over the adjacent hillside, reminding us of how fortunate we are to live among such scenery.

All in all this is a great home for someone wishing to place their personal stamp on a house to make it truly their own, because while fundamentally sound, there are certain aspects that date it slightly but these are easily remedied. Alternatively, there are those of a certain vintage who would find its idiosyncrasies fit their needs perfectly and have reached the age when living surrounded by the inevitable upheaval that home alterations bring, has lost its appeal. What is undeniable is that whatever category describes you, it is priced to enable you to live out your dreams…..so give Berry and George a call today, it’ll be the best thing you do all day…unless you’re a film star, racing driver etc, in which case, it’ll be the 2nd best thing you do!
