Voted Best South East Village To Live In 2026 by The Sunday Times.
There is something about a character home that pulls you in with its romance, charm and sense of history. Believed to date back to the mid 1830s, Park House is a wonderful family home set within a plot of just over a quarter of an acre. Grade II listed, you’ll find a number of original features including high ceilings, panelled doors, stained glass windows, feature fireplaces and attractive bay windows.
The formal stained glass entrance hall provides a real sense of space, with a lightwell above the staircase catching your eye as you walk in. The entertaining rooms include a drawing room that takes you through to the garden, a formal dining room and a remodelled kitchen/breakfast room. In practice, the door from the kitchen onto the terrace is where you will probably enter the house most often.
In both the drawing room and dining room, you can easily imagine the fireplaces and wood burner taking centre stage during the winter months. The ground floor accommodation is completed by a cloakroom, which also houses the washing machine, and a cellar accessed from the entrance hall.
On the first floor, there are four bedrooms, one of which is currently used as a study, along with a generous family bathroom. The principal bedroom is particularly spacious, and the way the windows frame the view over the garden is quite special. Bedrooms two and three are both very good sized double rooms and, like the principal bedroom, they have built in storage.
Outside, Park House is approached via a five bar wooden entrance gate which opens onto a private gravel driveway, providing ample parking. There is a detached two bay garage with an adjoining lean to wood store, as well as a further timber garden store.
The garden is a real feature of Park House. The terrace, which leads from both the drawing room and the kitchen, is the perfect spot for morning coffee or for eating and drinking late into the night. The majority of the garden is laid to lawn and bordered by mature planting and trees, and you can’t help but appreciate the privacy the garden provides and the semi-rural feel of its setting.
In all, a beautiful character home with well-proportioned accommodation, a large garden, ample parking and a garage, all set within a plot of just over a quarter of an acre.
The local area
Voted the best village in the South East in 2026, there are plenty of homes in and around Lindfield, but it is rare to find a property that gives you the feeling of being in the countryside, whilst still being so close to everything the village has to offer.
Park House is situated approximately half a mile to the north of the High Street, on Ardingly Road. A couple of minutes in the car and you can be enjoying a coffee at Lindfield Coffee Works, lunch at The Bent Arms or dinner at Le Flamant. It is a position that gives you the best of both worlds; the space, privacy and quieter setting that comes with being on the edge of the village, without feeling remote.
The Common sits at the heart of the village and is one of Lindfield’s defining features, with cricket matches taking place throughout the summer, football in the winter and community events bringing residents together throughout the year. Families are particularly well served, with Lindfield Primary School, Blackthorns Primary School and Oathall Community College all within easy reach, whilst independent schools such as Ardingly College and Cumnor House are both within a 10 minute drive.
Just a couple of minutes’ drive to the north of Park House is Goddenwick Farm, providing another local destination for picking up fresh produce, enjoying a coffee or simply making the most of the surrounding countryside.
For commuters, Haywards Heath station is approximately 3 miles away, with direct services to London Bridge and Victoria from around 46 minutes, whilst Brighton can be reached in approximately 20 minutes. Beyond the village itself, some of Sussex’s finest attractions are close at hand, including Wakehurst, Nymans and Sheffield Park. Brighton lies approximately 15 miles to the south, whilst Gatwick Airport, Crawley and the A23/M23 corridor are all easily accessible.
For many, Lindfield offers the perfect balance between village life and the countryside. Park House takes that a step further, giving you the space and privacy of a larger plot in a semi-rural setting, whilst keeping the village, its amenities and the wider Sussex countryside all within easy reach.
